Step-by-Step Seller's Guide

Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with the help of an experienced agent and this easy to follow guide, you can smoothly complete the process. Following these steps will help you prepare so you can get organized and sell your home for the best price possible.​​​​​​​

1. Understand Why You're Selling

Decide what you want to achieve with the sale — whether it’s making a profit, upgrading to a new home, or moving quickly. Share these goals with your REALTOR so they can guide pricing and strategy accordingly.

2.Determine Selling Price

Setting the right price attracts the most buyers and avoids losing value through overpricing or underpricing. An experienced agent will evaluate market conditions, comparable homes, and may suggest an appraisal.

3. Start Preparations

Prepare your home by decluttering, depersonalizing, repairing, and deep cleaning so buyers can envision themselves there. A well-presented home creates stronger impressions and can sell faster.

4. Develop a Marketing Strategy

We’ll design a marketing plan using listings, social media, referrals, traditional media, and SEO ads. The goal is to drive maximum traffic to your listing, especially in the first three weeks.

5. Evaluate Offers

Each offer will be reviewed for pre-approval, financial strength, and terms that work for you. If needed, we’ll negotiate with counter-offers, closing cost adjustments, or move-in flexibility.

6.Accept an Offer

Once an offer is acceptable, we’ll confirm the contract covers deposits, financing, inspections, contingencies, and fees. After both sides agree, a final contract is prepared.

7. Get Ready to Close

Before closing, we’ll handle inspections, appraisals, repairs, and other requirements while ensuring responsibilities are properly assigned. You’ll also arrange your move so the buyer can take possession.

8.Close

At closing, ownership officially transfers, and final documents are signed. We’ll help wrap up remaining details like utilities, services, and handing over appliance instructions.
